Annual Davenport Parade Brings Holiday Cheer to North Blvd.
Davenport residents gathered to celebrate the holiday season this past Saturday as the annual Davenport Parade made its way through the city, drawing a festive crowd to the area around the Tom Fellows Community Center.
The parade, which took place on Saturday, December 13, 2025, is a staple of the city’s December calendar and marks a high point for community engagement during the holidays. Local families lined North Boulevard West near the Community Center to watch the procession, which included floats, local groups, and festive vehicles, all contributing to the cheerful atmosphere.
While no specific incidents or major developments were reported in the city during the week of December 10th to December 14th, the parade served as the week's focal point for community activity. The event highlights the ongoing tradition of holiday celebrations in the Davenport and greater Central Florida area, which also includes other seasonal events throughout December. The timing of the parade, just two weeks before Christmas, helped further usher in the festive spirit across the community.
The Tom Fellows Community Center, located at 207 North Blvd. W., was the hub for the day's activities, welcoming attendees for the event. The successful execution of the parade provides a bright spot in the local news cycle and underscores the importance of community-led holiday festivities for residents of Davenport.

City Council Approves Streamlining for US-27 Corridor Zoning

(Local Government & Politics)
Davenport, FL – In a 3-2 vote on Monday evening, the Davenport City Council passed Ordinance 2025-18, aimed at consolidating zoning requirements along a key segment of the US-27 corridor. The measure simplifies the approval process for mixed-use developments that incorporate residential housing alongside retail space, addressing concerns about the speed of commercial development.
Council Member Jane Torres, who voted in favor, stated the ordinance is necessary to "keep pace with the population growth we’ve seen over the last five years and encourage shovel-ready projects." Opponents, including Council Member Marcus Hill, raised concerns that the simplified rules might lead to inadequate infrastructure planning, particularly for traffic mitigation near I-4 access points. The new zoning rules take effect on January 1, 2026, and are expected to impact two large parcels currently slated for development south of ChampionsGate.

Davenport’s Holly Jolly Gift Guide:
Where to Find Local Treasures This Christmas

With just over a week left until Christmas morning, the Central Florida Chronicle is helping residents navigate the final rush for truly unique and local gifts. While major holiday markets like the Haven Holiday Market in November and yesterday’s 4th Annual Holly Jolly Market have wrapped up, Davenport’s local shops and nearby craft hubs still offer a treasure trove of one-of-a-kind presents for everyone on your list. Shopping local is the perfect way to finish the season with gifts that matter and to support your community’s small businesses.
Davenport’s Hidden Gem Gift BoutiquesFor a reliable source of distinctive merchandise, head to **Oscars Gifts** on Polo Park East Blvd. Described as a quaint gift shop, Oscars Gifts offers a diverse selection of unique and handcrafted items, making it an ideal stop for those seeking something special that can’t be found in big box stores.
For a festive touch of nature, **Flower Power Florist** is your go-to for Christmas floral gift options. A beautiful, locally sourced arrangement or holiday plant makes a thoughtful and classic gift, especially for hosts and home décor enthusiasts.
If you have theme park fanatics or Florida newbies to shop for, the **Disney & FL Gifts Clearance Store** in Davenport specializes in discounted Disney and general Florida-themed merchandise. This is a smart way to stock up on stocking stuffers and themed apparel without a trip to the resorts.
While a bit further south in Frostproof, **DnL One Of A Kind Gifts** is worth the short drive for their specialty. They create unique gift baskets and offer one-of-a-kind gifts perfect for any season or reason, promising a truly distinctive present.
Markets & Craft Shows Across Polk County
While Davenport’s specific markets have passed, the wider Polk County area is still a hot spot for local shopping. Even if you missed the main event dates, the craft fairs and markets across the county, such as those historically held in Lakeland, Winter Haven, and Bartow, are excellent indicators of the talented local artisans and vendors operating in our region.
These county-wide events, which included the Lakeland Christmas Craft Show and the Mistletoe Market, are known for hosting local unique handcrafted vendors, cottage food makers, and gourmet goods. Many of these makers sell their creations online or in smaller local storefronts year-round, so a quick search for your favorite vendor from a past fair is a great strategy for a last-minute unique purchase.

Davenport Housing Market

Hits New Median High as New Community Breaks Ground
(Real Estate & Development)
Davenport’s housing market continues its aggressive climb. According to the Polk County Property Appraiser's data for November, the median sales price for a single-family home in the 33837 zip code reached $385,000, a 7.2% increase year-over-year. Inventory remains tight, driven by both permanent residents moving closer to the greater Orlando metro area and continued investment in short-term rental properties.
Responding to the demand, regional developer Sunbelt Homes officially broke ground this week on the "Cypress Landing" community, located near CR 547. The approved development plan includes 250 new single-family homes and 75 townhomes, with initial construction slated to begin in late Q1 2026. This project is anticipated to create over 150 local construction jobs over the next three years.

Winterizing Your Central Florida Lawn: A December Guide
(Gardening & Home)

Davenport gardeners often overlook December care, assuming Florida’s mild climate requires little attention. However, this is a crucial period for preparing for unexpected cold snaps and ensuring vibrant spring growth.
  • Watch the Water: Although rain lessens, December can bring dry periods. Monitor your lawn and established landscaping. While you don't need the summer schedule, ensure irrigation runs a maximum of once a week, particularly if temperatures drop below 50°F. Overwatering during cooler months encourages fungus.
  • Pruning Hibiscus and Bougainvillea: If you haven’t already done so, lightly prune these tropical favorites to shape them, but avoid heavy trimming. Aggressive pruning now stimulates new growth that is highly vulnerable to frost damage.
  • Pest Check: Cooler temperatures drive pests like spider mites indoors or into sheltered areas. Inspect stored patio furniture and any potted plants you plan to bring inside. A light spray of horticultural oil can preemptively protect your plants.

Real Estate Value and I-4 Corridor Jobs
Fuel Davenport's "Hockey Stick Growth"
Davenport, is experiencing a period of explosive demographic change, often described as "hockey stick growth," driven by a confluence of economic factors, housing affordability, and lifestyle appeal. The city’s population more than tripled between 2010 and 2020, and the surge has continued with an increase of over 4,000 new residents between 2021 and 2023.
The primary catalyst for this migration wave is the significant difference in housing costs compared to neighboring metropolitan centers. As housing prices soared in both Tampa and Orlando, prospective homeowners have been increasingly drawn to Davenport’s market. This trend has been supported by the ongoing development of new residential communities and a housing market that has recently seen increased inventory, offering buyers greater opportunity and negotiating power.
Economically, the city’s strategic location along the Interstate 4 (I-4) Corridor is a major draw for the Central Florida workforce. Davenport sits conveniently between the major employment hubs of Orlando and Tampa, offering workers a reduced cost of living while maintaining regional connectivity. While the average commute for a Davenport resident is slightly longer than a resident of Orlando, this is offset by the fact that a higher percentage—24.3%—of its residents now work from home.
The local job market provides a diverse mix of opportunities. The largest employment sector within Davenport itself is accommodation and food service, with 18.2% of jobs concentrated in restaurants along US 27. However, the city is also home to major employers like AdventHealth Heart of Florida and distribution centers for national corporations such as Amazon and Target. Furthermore, D.R. Horton, a prominent national builder, is moving its Orlando West headquarters into a new facility in Davenport, signaling growing confidence in the area’s business climate.
Beyond economics, the city’s lifestyle and amenities attract new residents seeking a small-town atmosphere with metropolitan access. Davenport’s appeal is tied to its proximity to Orlando’s major attractions. The community-oriented lifestyle is enhanced by new neighborhoods often featuring recreational facilities, allowing families to enjoy amenities without having to leave the immediate area.

Real Estate Trend: Local Housing Market Sees Price Stabilization(Real Estate Trends) The Davenport real estate market is showing signs of stabilization after nearly two years of continuous steep price increases. Data released by the Davenport Chamber of Commerce shows that the median sales price for single-family homes in the 33837 zip code decreased by 1.5% in November compared to October, settling near $395,000. Real estate analysts suggest this reflects a normalizing market as interest rates remain elevated, providing a minor reprieve for local buyers who have been priced out of the market. Inventory remains low, but the pace of sales has moderated.

Davenport Area Beer Theft Turns Deadly
A routine theft of three 18-packs of Natural Ice beer at a Polk County convenience store in July 2018 escalated into a tragic fatality, stunning the Davenport area. According to the Sheriff's Office, 43-year-old Rennie Defoe Jr. stole approximately $36 worth of beer from a Shell gas station on Lake Wilson Road.
As Defoe loaded the stolen cases into his vehicle, 22-year-old Mehedeun Hasan, the store's co-owner, confronted him. Surveillance footage showed the confrontation turn violent, resulting in Hasan firing a 9mm handgun at Defoe. Defoe was struck in the arm and chest and later crashed his vehicle a short distance away. He was rushed to the hospital but succumbed to his injuries days later. Hasan was arrested and charged with second-degree murder. This incident serves as a grim reminder of the volatile nature of confrontations over retail crime.

Focus on Infrastructure: City Council Approves
Phase II of Downtown Revitalization PlanDavenport City Council voted 4-1 last week to officially move forward with Phase II of the Downtown Revitalization Initiative, a plan aimed at transforming the core commercial district into a pedestrian-friendly hub. This marks a critical milestone for the city, confirming its commitment to sustainable growth and enhancing community appeal. The initial phase focused on the renovation of key municipal buildings and the installation of new LED street lighting, which was completed ahead of schedule in Q3.
Phase II is considerably more ambitious and will focus on three main areas: streetscape improvements, public art installation, and a new community gathering space. The primary component involves the conversion of a two-block stretch of Main Street into a semi-pedestrian zone during daytime hours on weekends. This will involve widening sidewalks, adding decorative pavers, and installing street furniture, including benches and permanent planters. The goal is to encourage outdoor dining and local market activities.

Amana Care Clinic Boosts Access with Virtual Care Expansion
Amana Care Clinic--Davenport has launched an enhanced virtual urgent care platform, significantly expanding healthcare access for the Quad Cities region. This strategic move responds to the high volume of non-emergency cases still straining regional emergency departments.
The new platform allows patients to consult with certified providers via secure video appointments for common issues like respiratory infections, skin conditions, and minor injuries, all from the comfort of their home. Dr. Moutaz Kotob, Medical Director, notes this integration allows them to serve patients facing travel difficulties while maintaining a high standard of care.
The expansion is especially beneficial for rural residents surrounding the Quad Cities and those seeking to minimize exposure during illness peaks. While the virtual services offer immediate, convenient treatment options, the clinic maintains its walk-in, same-day appointments for conditions requiring X-rays or hands-on procedures, positioning it as a comprehensive alternative to the ER.

Principal Marcus Chen noted that the lab’s curriculum is aligned with industry certifications, providing students with a tangible career advantage before they even graduate. “This isn’t just about building robots; it’s about cultivating problem-solving skills, teamwork, and the kind of critical thinking that defines the next generation of engineers and innovators,” Chen commented during the ribbon-cutting ceremony. Seasonal Alert: Securing Homes Ahead of Holiday Travel
As the holiday season approaches and more residents prepare for travel, the Davenport Police Department (DPD) issued a strong advisory this week, reminding homeowners to take proactive steps to prevent property crimes. While Davenport maintains a low overall crime rate, the DPD notes a seasonal uptick in package theft and residential burglaries during the peak travel weeks of November and December.
DPD Safety Recommendations:
  1. Package Delivery: Utilize secure delivery options, such as Amazon Locker or holding packages at the post office, or arrange to have neighbors collect deliveries immediately. Do not leave packages exposed on porches for extended periods.
  2. Exterior Lighting: Ensure all external lighting is functional. Consider motion-activated lights, which are a proven deterrent.
  3. Visible Security: Use yard signs for existing alarm systems or install visible security cameras. Even a dummy camera can deter opportunistic criminals.
  4. Social Media Silence: Avoid posting travel plans or dates on social media until you return home.

The Florida Department of Transportation (FDOT) has confirmed that the new, permanent third southbound lane from County Road 547 to Innovation Way will be fully open by the end of Friday, November 21st.

The next phase, focusing on northbound improvements further south, is slated to begin early next year.

  • "The sense of community. We just moved here six months ago, and everyone has been so welcoming, especially at the Saturday Market." – David K., Ridgewood Lakes
  • "I'm grateful that my kids' school had such a successful academic year. The teachers here really are incredible." – Jessica B., Loughman
Final Thoughts: Embrace the PauseAs the holidays descend, we often forget to apply the brakes. With the completion of the new U.S. 27 lane offering a momentary relief, we encourage you to use the coming week to take a collective "pause." Spend time enjoying the clear skies, attend one of the community events, or simply slow down to appreciate the small-town feel that makes Davenport home.
The Davenport Dispatch wishes all our readers a safe, peaceful, and joy-filled Thanksgiving.
